The latest industry report notes that the occupancy rate of modern warehousing facilities has reached 94%, driven by the growth of the logistics sector, e-commerce movements, and global manufacturing relocation. This high demand makes industrial estates around Jakarta even more strategic for national distribution.

This condition is in line with the growth of the national transportation and warehousing sector which reached 8.52% in the second quarter of 2025. With the supply of modern warehouses still limited, many companies are now looking for warehousing areas that offer distribution efficiency, quick access, and ready-to-use facilities.

Industrial property analyst, Rudi Hartanto, revealed that the need for modern facilities is now increasing sharply. "The company wants a warehouse that is not just a storage space, but part of the logistics strategy. The location near the toll road, 24-hour security, and digital infrastructure support are the determining factors," he explained.

On the other hand, the global trend of the "China+1 Strategy" also encourages investors to look for industrial estates in the western corridor of Jakarta. This area is considered the most efficient for distribution because it is close to Tanjung Priok Port and Soekarno-Hatta Airport. This triggered an increase in demand for rental warehouses in Tangerang, including the area in North Tangerang.

Logistics economist, Sinta Maharani, assessed that the western Jakarta industrial area is entering a significant growth phase. "North Tangerang is now an emerging industrial hub. The location is ideal for businesses that want to accelerate distribution to West Jakarta and its surroundings," he said.
