Jakarta, Agung Intiland News - Behind the increase in national industrial and logistics activities, one phenomenon has emerged that has been gaining strength in recent years: suburban areas are now the main target of business actors. The area that was previously positioned as a buffer area, is slowly transforming into a center for new industrial and warehousing growth.

Data shows that more than 60% of new industrial estate developments on the island of Java are in peri-urban areas or metropolitan suburbs. This shift is triggered by limited land in the city center, where industrial land prices continue to rise and space for expansion is getting narrower. In a number of core areas of Greater Jakarta, industrial land prices have increased by double digits per year, encouraging business actors to look for more cost-efficient locations.

Suburban areas offer an increasingly relevant combination for the business world: the availability of large land, more competitive acquisition costs, and the flexibility of long-term development. This is crucial, especially for the logistics and distribution sector that requires large building scale, heavy vehicle access, and adequate operational maneuvering space.

Infrastructure developments have also accelerated changes in the national industrial map. The construction of national roads, new toll access, and strengthening connectivity to ports and consumption centers have made the suburbs increasingly integrated with the national logistics network. The travel time of distribution from the suburbs to the main market centers is getting shorter, so that locations outside the city center are no longer seen as operational obstacles.

In addition, the suburban area provides space for managers to design the area in a more orderly and planned manner. More modern regional planning, efficient logistics flow management, and the provision of industrial and warehousing supporting facilities are added values that are increasingly sought after by tenants and investors.

From a socio-economic perspective, the presence of industrial estates in suburban areas also has a significant impact. Industrial and warehousing activities contribute to job creation, growth of the support services sector, and increased economic turnover at the local level. In many cases, industrial estates are catalysts for new economic growth in the surrounding area.

This phenomenon marked an important change in the direction of Indonesia's industrialization. Industrial growth is no longer concentrated in big cities, but spreads to buffer areas that have land readiness and connectivity. Suburban areas are now a strategic part of strengthening the national supply chain and distributing goods more efficiently.

In this context, industrial and warehousing estates in North Tangerang began to receive greater attention. With its proximity to Jakarta's consumption hub and its location in Jakarta's western logistics corridor, areas like Laksana Business Park are growing in line with this national trend—as part of a suburban area that is transforming into a modern industrial and distribution hub, without losing its connection to major economic activities.

In the future, suburban areas that are professionally managed, adaptive to logistics needs, and integrated with transportation infrastructure are projected to continue to be the prima donna of the industry, as the business world needs for efficient, sustainable, and ready to grow in the long term.

In this context, the presence of industrial and warehousing estates in the suburbs of North Tangerang reflects a new direction of national industrial development. Areas such as Laksana Business Park are developing following the needs of business actors for a location that is close to the Greater Jakarta market, has efficient logistics access, and is designed to support industrial and distribution activities in an integrated manner—without leaving the balance with the local environment and economy.
